About Us

We provide short term bridge financing to allow expats to purchase homes in Costa Rica. CR Relocation Experts CRRE, S.R.L. is our sales and underwriting office, and is located in Flamingo Costa Rica. We service our loans through our affiliate Costa Rica Relocation Experts, LLC in Roswell, Georgia.

Loans Types

Our loans are generally for the acquisition of single family home and condominiums. We do not make lot loans or lend on raw land. In certain instances, we will make construction loans.

Loan Profile

Our loan terms and fees vary by down payment, property type, loan length, and borrower’s credit profile.

• Term – 3-5 years
• Fees – application and underwriting fee ($200), origination fee 1.5-2.5% (sliding scale based on loan amount)
• Legal Fees – vary on the loan type and amount but generally are 0.45% of the loan amount, document fees of approximately $350.00, plus translation fees (if required) and Costa Rican notary fees
• Interest Rates – vary and are based on loan amount, the down payment etc.
• Loan Amounts – $150,00.00 minimum

Process

To begin the application process please deliver the application form and requested documents (sales contract, requested financial information) and the application fee. Generally the loan application review is completed within 10 business days and closing can be done within four weeks of approval. All approvals or subject to our counsel’s review of title, permits and HOA documents if any.

Collateral

The collateral the real property here in Costa Rica and shall be guaranteed by the entity owning the real property (real property in Costa Rica is usually owned by a separate LLC) as well as the owners of the LLC.

Payments

Loan payments shall be made in US dollars and paid monthly to our Roswell, Georgia affiliate by ACH payments.
